Charlotte & Hamish Kofoed have established a formidable reputation across the Greater Ponsonby and Mount Eden area as trusted experts in managing exceptional campaigns for their clients. Their attention to detail and fastidious nature has seen them become the go-to experts for properties that need extra care and attention regarding purchaser due diligence, valuation, and compliance.
“Hamish and I have renovated and sold a lot of property,” says Charlotte. Through this process, we learned how to present a property to its best potential. When you are renovating for sale you have to spend money on the right things to maximise returns.” As seasoned professionals in cost-effective house preparation and planning, the Kofoeds offer this expertise as part of their real estate service.
Before joining Charlotte in real estate, Hamish had a very successful career within the interiors and building product industry. Hamish has access to an extensive network of contractors, tradespeople, and building product suppliers. “He knows the places to go, what’s on-trend, and what’s timeless’ says Charlotte.
“We always hear that people want to ‘tidy up’ before listing. We would rather view a property beforehand and recommend what the owner needs to do to maximise returns.” says Hamish
“Sometimes we will recommend a ‘light renovation’ which might come in around $20,000 and take 3 weeks but result in an extra $100,000 for the vendor in the sale price.”
“We are about adding immediate value with minimal cost,” says Charlotte “It can be as simple as removing the old curtains, spending some money on new tapware in the bathrooms, and changing the light fittings.”
Removing roadblocks to sales.
For Charlotte, who has specialised in working with properties that may have compliance issues, water tightness remediation, or body corporate complexities, having the support of Damerell Groups Contracts and Compliance team is crucial. It allows her the confidence to disclose any issues in a pragmatic way that doesn’t scare purchasers off.
She can also ensure that both the buyer and seller are protected throughout the sales process. “Our compliance team works closely with vendors and solicitors, making sure everything is captured accurately for each individual property. This creates an environment where I can market and advertise a property safely. I am able to make disclosures in a manner that adds positive value to a property while knowing that my career isn’t on the line”, Says Charlotte.
Many homeowners, look to sell and then discover they don’t have the required CCC sign-off for their renovations. Due to Hamish’s design and build experience, the Kofoeds will look to organise certificates of acceptance for unconsented work. “We want to make the sales journey as stress-free as possible and take away any problems,” says Hamish.
Boutique with reach.
The decision to join the Damerell Group was an easy one for the Kofoeds. The Grey Lynn office offered a small boutique feel but with the backing and support of a large office.
“Not all properties are easy to sell and not all markets are easy to sell in.”
“Being part of the wider Damerell Group network enables our listings to be presented to a much larger audience of buyers”, says Charlotte. If a property passes in at auction we still get a good pool of buyers, introduced through the wider team post auction, to get the sale done.”

Some offices take on lots of salespeople but the Grey Lynn office is very selective on who they sign up. “It’s great to be around other salespeople who are passionate and working hard.” says Charlotte.
“It’s a very grounded and down-to-earth team that helps each other with problems”, says Hamish. There is a real depth of experience and complementary skills to call on. Keith Dowdle was a school principal. Becs Button has a background in law, and of course, Hamish has come from GM of sales and marketing. “We are also incredibly lucky to have the support of Jack Brabant, the branch manager for the Grey Lynn office. You can ring Jack and ask him any question, no matter how complex. He will always have the right answer and right words” says Charlotte.

With such a depth of experience, the office can offer so much more than just a real estate sales service. “We are consulting on people’s architectural plans, renovation ideas and helping people transform their properties before taking them to market”, says Charlotte.
The right move.
The Kofoeds have always enjoyed the diversity in Grey Lynn and the surrounding suburbs. “It’s a really fantastic place to work and sell property in. There is a diverse range of properties and in turn, we get to meet a really diverse group of buyers and sellers. We are really happy that we made the move to the Damerell Group” says Charlotte. “Basing ourselves in the Grey Lynn office has allowed us to provide a much deeper insight into the area we sell in. And with the support and resources of the Damerell Group, our business continues to go from strength to strength.”
